Vacation Rental Management
Rental/Management Fee: We charge a fee of 35% for renting and managing your Park City vacation rental home. The exact fee may be more or less as it depends upon the specific requirements of your home - location, size, special features, etc.
No Blackout Dates for Owner Stays: Our owners are provided a code to our reservation system. You can view your property’s availability 24/7 and book your own use anytime you want. Unlike other management companies, there are no blackout dates for owner stays nor do you have to submit your personal reservation dates in advance.
Repeat guests, friends or business associates want to use your property? If you rent your property yourself, we will provide full management of your guest’s stay. A 15% reduction in our management fee applies to all paying reservations procured by an owner. Our web based reservation system is the key to us working together to successfully rent your vacation rental property.
Getting Nickel and Dimed for Minor Maintenance? If you elect, we will charge a flat monthly fee to do service calls within the ability of a normal maintenance person. This includes things such as:
- Light bulb replacement (except those requiring a ladder over 8' tall or specialty bulbs)
- Resetting breakers
- General/Basic Diagnostic
- Unstopping commodes/sinks/drains
- Adding salt/chemicals to water softeners
- Setting boiler/water heater temperatures
- Guest Assistance with general property operation
- Troubleshooting & Re-setting routers/modems for WIFI
Our fee covers labor. Supplies/materials are billed at cost. When a skilled third party is required (plumber, electrician, etc.), we will provide access and make sure the job is done correctly. The cost to you will be the dollar-for-dollar cost of the vendor without any mark-up.
Nightly Rent Rates: We know the range of nightly rent rates of all Park City vacation rentals, but exact rates vary according to the particulars of each property. After previewing your property, we will promulgate a competitive rate structure for your property.
Negotiating Rates: With the advent of owner-direct listing services (HomeAway, VRBO, FlipKey), it is now common for guests to negotiate rates. We study the owner-direct listing websites and are well equipped to negotiate rates, if necessary.
Park City Vacation Rental Success: Developing repeat clientele for your property is the key to long-term vacation rental success. You do this by providing a clean and well equipped property at a reasonable price. Carpet, hard floors, counter tops, walls, mirrors, furniture, flatware, kitchenware, etc. should all be in excellent condition. Essential amenities are cable TV, wireless internet, and hot tub.
Improve Cash Flow with Off-Season Rentals: Most management companies close up shop after ski season to the detriment of their owners. Park City has a vibrant summer tourist trade. To increase revenue, we are pro-active in marketing our Park City rentals during the off-season period through Monthly and Long Term Rentals.
