RENTAL/MANAGEMENT FEE

We charge a fee of 30%-40% for renting and managing your vacation property depending upon the nature of your property.

Generally on stays of less than 5 days, guests pay the cleaning and linen fee, so there is no additional cost to you.

For a rate quote, all we need to do is gain access to your property.


OWNER STAYS

As one of our owners you will be given an owner code to our reservation system. You can view your property’s availability 24/7 and book your own use anytime you want.

We don’t require our owners to submit a list of the days they want to use their own unit nor do we limit owner use.

It’s your property - Use it as much or as little as you like!


USING VRBO, HOMEAWAY, ETC???

If you rent your property yourself, we will provide full management of your guest’s stay for a 15% fee

Our web based reservation system is the key to us working together.


MINOR MAINTENANCE FEE

Tired of getting nickeled and dimed?

If you elect, we will charge a flat monthly fee to do service calls within the ability of a normal maintenance person.

This includes things such as:
  • Light bulb replacement (except bulbs requiring a ladder higher than 8’ or specialty bulbs)
  • Re-setting breakers
  • Unstopping commodes, sinks, and drains
  • Trouble shooting wireless connection problems
  • Adding salt/chemicals to water softeners
  • Setting boiler temperatures
  • Helping guests with audio-visual equipment operation
  • Resetting routers/modems for Wi-fi
Our fee covers labor and supplies/materials are billed at cost.

When a skilled third party is required (plumber, electrician, etc.), we will provide access and make sure the job is done correctly.

The cost to you will be the dollar-for-dollar cost of the vendor without any mark-up.


SETTING RENT RATES

Our market familiarity helps us know the general price ranges of all properties, but in order to set your rates we have to physically see your property and perform a market study.

Park City has 4 rate periods: Low Season (early and late), Regular Season, Christmas, President’s Day Weekend, and Sundance.

Using Regular Season as a baseline, Low Season is usually at a 30% discount, Christmas is at a 30% premium, the first week of Sundance is a 20% premium, and President’s Day is a 10%. Note that Sundance is a 10 day event, but the last 3-4 days should be considered Regular Season.


THE KEY TO NIGHTLY RENTAL SUCCESS

The key to nightly rental success is to develop repeat clientele.

You do this by first providing a clean and neat property at a fair price. Carpets, hard floors, counter tops, walls, mirrors, furniture, flatware, kitchenware, etc. should all be in excellent condition.

Second, you should have wireless internet, cable TV, and hopefully a hot tub. These are the 3 most sought after amenities in a ski property.

Third, you need to have someone that is responsive to the guest from check in until departure.
