Many second home owners and investors look to their Net Operating Income for whether or not their property is paying off.  One way to increase revenue and decrese expenses is to utilize all of the tax deductions afforded you as the owner of a second home.  I came across a fabulous article by George Lambert which delves into some of these deductions that can be easily obtainined by speaking with an Accountant.

Annual Granite Countertop & Slate Flooring Maintenance

by Brady Goodwin 10. June 2010 07:06

Once a year to protect and prolong the life of your counter tops we recommend a 3 step process.

1. Strip your countertops while cleaning and prepping the area for step 2.

2. Re-seal the countertop by spraying sealant over the surface and then wiping it clean (similar to waxing a vehicle).

3. Apply 2 coats of polish to the surface for a lasting shine.

To prolong the shine or if you want your counters to look great, use a light spray of windex for a high gloss look prior to a dinner party or just the in-laws coming in town.  Always use a granite cleaner whenever possible so that you do not strip off the sealant with powerful cleaning products, de sanitizers such as lysol or 409 are ok to use sparingly.

With such a porous surface slate tile flooring needs to also be re-sealed at least once a year.  This protects your floor from water damage but also makes it easier to clean up.  The sealer comes in 2 different finishes, matte or glossy, we recommend you look at both types before deciding on doing your entire floor.  One-Two coats are typically necessary depending on the last time the floor was sealed.  The trick to a successfully sealed floor is to not have any "ghosting" or "hazy" tiles, these are very easy to fix and are typically noticeable within 30 minutes of the first application.

Our process for this job is also 3 steps.

1. Move furniture from the floor to another designated area.

2. Clean and prep the floor, vacuum/sweep/mop.

3. Seal the floor.  Check for ghosting and apply second coat if necessary.

Local Issues-Summit County Weed Control

by Brady Goodwin 9. June 2010 08:07

I have recently decided to start a local issues segment of the blog.  Im still looking for ideas for another 4 part mini series, any suggestions are greatly appreciated!

Summit County, UT—In recent years, the spread of noxious weeds in Summit County has become a matter
of growing concern for citizens as well as County leaders and staff. While citizen education has helped to
raise awareness of the problem, proliferation of noxious weeds in the region continues to be widespread.
In response to these concerns, and as the spring and summer growing seasons commence, Summit County’s
Weed Division has adopted new enforcement procedures for Summit County residents. The enforcement
program will be handled through the reassignment of an existing Weed Division staffer to also include weed
law enforcement duties. The weed enforcement officer will alert property owners of the presence of noxious
weeds on their property, following notification provisions of state law and county policy. This will be a two
step process. The first notice advises the property owner to control the weeds present on the property. If the
property owner is unresponsive to this notice, they will then be given a Notice of Public Nuisance. The
second notice will provide a specific timeframe for taking action on treating the weeds specific to the
property.

Appliance Rebate Program

by Brady Goodwin 31. May 2010 08:42

This new program was created by the Department of Energy (DOE) and funded with $300 million USD.  Utah has been awarded $2.6 million to disperse among participating citizens in the program.  This program covers new Energy Star appliances and only covers those appliances purchased after the start of the program.  So find that receipt for your new washer and dryer and submit it with your application and get some free money!  You can register to receive updates via email and to be notified of when the program will begin.  Applications were originally due in December of 2009 so you still have plenty of time to get your rebate if you purchased new in 2010.

Also, information on the program and its implementation will be posted as soon as it becomes available on the USEP Web site: http://geology.utah.gov/sep.
In addition, those interested in the program can sign up for our American Recovery and Reinvestment Act (ARRA) funding update notification list by emailing
energyappliancerebate@utah.gov. You will be informed as soon as ENERGY STAR rebates and other ARRA funding becomes available.

Photovoltaic or Solar Energy Series-Part 3

by Brady Goodwin 12. May 2010 08:00

The following documents are the next step after identifying whether or not you are ready for the investment into alternative, green energy sources.  Starting with a site inspection by Rocky Mountain Power you will then be able to proceed with picking a contractor.  The list provided has every contractor that has been approved to install a photovoltaic system in your home.  You can choose to install a system without "selling back" the kilowatts you produce.  With a large enough system you can produce enough kilowatts to run a large portion of your home without paying high utility bills.  Basic items like water heaters in your home can be converted to use this type of energy.  Additionally battery banks are highly customizable to help you maintain your current power consumption levels while reducing your carbon footprint.

Photovoltaic or Solar Energy Series-Part 2

by Brady Goodwin 30. April 2010 10:30

The long anticipated part 2 has finally arrived.  Check out the details of the incentive program that is in the works.  It has not yet been approved but these are simply general guidelines until solar becomes more prevalent in the Park City Rentals market.  Something as simple as running your hot water heater can help reduce carbon emmissions and save you lots of $$$$ every year!
